Graduate school is exhausting enough without your downstairs neighbor’s Friday-night playlist becoming your problem. The buildings we lease to grad students are intentionally different from our undergrad-heavy ones — older tenants, no rotating roommate situations, leases that renew quietly year over year.

We have grad students from the Watson School, the School of Pharmacy in Johnson City, the History department, and a long-running streak of TESOL students. The common thread: people who want to walk to coffee and the library, not commute from Vestal.

Standard twelve-month leases. Flexible on August move-in if you are coming in for fall semester. We will write a two-year lease if you want to lock in your rent through your candidacy. Most grad students end up in 11 Main, 12 Court, or the upper floors of 8 Main — our quieter buildings.

Yes, on request. We will sometimes lock in a flat rate or a modest 2% bump in year two.

Can my partner and I rent together if only one of us is a student?+

Of course. We screen both adults the same way regardless of student status.

Do you allow cats?+

Most units, yes. Some specific buildings have a no-cat clause — the listing will say.
